I got a bid that was 30% higher than another only included: "replacing the damaged roofing console, force per unit area washing your unabridged roof then resealing every spiral with a silicon sealant and extending you a ane year watertight warranty for....." Is sealing the screws necessary? His reply was: "proceed in listen if you don't seal your existing panel screws you will exist vulnerable to leaks which lead to costly drywall and paint repairs. Whatever quality roofer would know this and bring it to your attending." Won't the silicone sealant bake in the Texas sun and be rendered useless in a few years? |

Actaully I would never put any metal roof on that requires exposed screws with gaskets except on something like a patio. For case a 10X forty patio I did crave about 400 screws be set to meet manuafcturers fasenig requirements. I had three leaks on screws which were visably correctly seated. Since it was only spots from below when it rained they were hands replaced. |

However, in that time, probably 80% of the installs we did were exposed fastener metallic roofs, and nosotros have not had one leak due to screws. Now one reason is that neoprene will last a long time, only the biggest reason is because we ever put our screws in the ribs(we would not install a roof if the customer requested they exist put in the flat), and even if a screw isnt seated perfectly, it will non leak on the rib. |

I know this depends on the area, but in our territory, metal is cheaper than even the all-time shingles, and has been for a few years. Plus, even in areas where metal might exist more than expensive, it's still far cheaper in the long run.
